Wheat Ridge redevelopment project voters building height density

With Lutheran Hospital’s relocation, Wheat Ridge now has the opportunity to redevelop its 100-acre campus for community benefit. Voters are considering a charter amendment to adjust building height limits—raising the center height limit to 70 feet while reducing it along the perimeter. The city’s Lutheran Legacy Campus Master Plan, adopted in 2021, envisions mainly residential use with buffer zones around the property. Experts see the site as versatile, suitable for mixed uses such as retail, multifamily housing, and office spaces. Additionally, Wheat Ridge aims to preserve three historic structures: the 1905 Blue House, a 2008 north tower, and a 1932 chapel.

CBRE listed 70 acres of the property in April, with the nonprofit Intermountain Health as the current owner.
