Park Hill Golf Course Redevelopment: A Milestone for Northeast Denver
The Denver City Council has officially approved a significant land swap that marks a major turning point in the long-debated future of the Park Hill Golf Course. In a unanimous vote on Monday afternoon, councilmembers gave the green light to exchange 145 acres of land near 56th Avenue and Powhaton Road—located just south of Denver International Airport—for the 155-acre former golf course along Colorado Boulevard.
The deal, originally announced in January by Mayor Mike Johnston, is between the City of Denver and Westside Investment Partners, a Glendale-based developer that purchased the Park Hill Golf Course site for $24 million in 2019. Although golf operations ceased at the end of 2018, Westside’s vision to build on the land was stalled due to a conservation easement dating back to the 1990s, which restricts use of the property to golf-related purposes. Denver voters subsequently rejected an attempt to lift the easement.
With the land swap now moving forward, Denver plans to transform the historic golf course into a new city park. The city’s ownership of the conservation easement means it will automatically dissolve upon acquisition, clearing the way for public use. The council is set to vote on a rezoning measure in June to formally allow the park designation. While the official swap isn’t scheduled to close until this fall, city officials have stated that portions of the site could be opened to the public as early as this summer.
In exchange, Westside Investment Partners will receive property in Adams County near other holdings they own—an area that continues to see increased development potential. Both parcels involved in the swap were appraised at $12.76 million.
