
Thompson Thrift, a nationally recognized real estate company, is developing Stack at Wheat Ridge, a 255-unit Class A multifamily community in Wheat Ridge, Colorado, with completion expected by winter 2026. The development will offer one-, two-, and three-bedroom luxury apartments featuring quartz countertops, stainless steel appliances, smart home technology, and premium finishes. Select units will include additional high-end upgrades.
Community amenities will include a 24-hour fitness center, yoga and spin studio, resort-style heated pool, electric firepits, dog park, pet spa, billiards area, event suite, and resident conference room. On-site services such as valet trash and a mobile app for residents will also be available.
Located at the corner of Kipling Street and 44th Avenue, the property provides convenient access to major employers, shopping, and outdoor activities. This project marks Thompson Thrift’s 20th location in Colorado, part of its ongoing national expansion. The company, which has invested over $6 billion in developments over four decades, is also planning 11 new residential projects for 2025. Thompson Thrift 2024 Multifamily Development, LP will provide equity for the project.

Citywide ADUs and Zoning Law Changes
In recent years, Denver has made significant strides in revising its zoning regulations to promote the development of Accessory Dwelling Units (ADUs) as a means to address housing shortages and increase urban density. In June 2023, the Denver City Council approved new standards for ADUs, introducing design flexibility tailored to different neighborhood contexts. These changes, effective from July 5, 2023, replaced the previous uniform design approach, allowing for two-story ADUs in urban areas and generally limiting ADUs to one story in suburban neighborhoods. Additionally, the amendments facilitated the conversion of existing structures, such as garages, into ADUs by removing previous zoning barriers.
Building upon these reforms, in November 2024, the City Council unanimously voted to legalize ADUs citywide, eliminating the need for individual property rezonings. This landmark decision expanded the potential for ADU construction to all single-family residential zones, aiming to provide more housing options and combat the ongoing housing crisis. The new law, effective December 16, 2024, also removed certain requirements, such as owner-occupancy mandates, to further ease the development process.
