According to Andrea Vaughn, Littleton’s Senior Planner, HB 24-1152 is intended to support aging populations and provide more affordable, flexible housing solutions. The proposed ordinance follows significant community engagement, including planning commission sessions, community surveys, and technical consultations between June 2024 and March 2025. On May 12, the Littleton Planning Commission unanimously recommended the amendments for City Council approval.
Key Ordinance Updates
If adopted, the ordinance would bring several important changes:
- ADU maximum size increases from 750 sq ft to 1,000 sq ft
- Parking requirements for ADUs are removed
- Design standard restrictions are eased to match primary housing
- Detached ADUs can be built on lots without alley access
- The definition of “contained” ADUs is replaced with “attached”
- ADUs can now be built up to the height allowance of the zone district
