A Cherry Hills Village estate once purchased by former Colorado Avalanche defenseman Erik Johnson has returned to the market following several years of extensive renovation, offering a striking example of how an established luxury property can be transformed through thoughtful residential design and construction.
The home at 4660 S. Franklin Street is currently listed for $14.5 million, according to the property’s current listing. The residence now encompasses approximately 11,242 square feet, with six bedrooms, extensive entertaining spaces, an attached guest house and more than three acres in Old Cherry Hills.
Its latest chapter is considerably different from the property that changed hands several years ago.
Erik Johnson’s $7.2 Million Cherry Hills Village Purchase
In August 2022, BusinessDen reported that Johnson had purchased the Cherry Hills Village property for $7.2 million through a trust.
The transaction came with an unusual twist. Johnson purchased the property from Cubs Partnership, an entity managed by Brian and Jean Addy, while Jean Addy purchased Johnson’s previous Cherry Hills home at 201 Summit Boulevard for $3.2 million on the same day, according to the report.
At the time of the transaction, BusinessDen described the Franklin Street home as a 7,582-square-foot residence with six bedrooms and seven bathrooms situated on 3.09 acres.
Four years later, the property being presented to the market is substantially different.
An Extensive Transformation in Old Cherry Hills
The current listing for 4660 S. Franklin Street describes the estate as having been extensively renovated over the past several years.
Today, the property combines an English country-inspired main residence with an attached two-bedroom guest house, detached entertaining pavilion, swimming pool, spa and landscaped grounds. Inside, the renovations extend throughout many of the home’s principal living and entertaining spaces.
The kitchen now serves as a centerpiece of the residence, featuring dolomite waterfall islands, custom cabinetry and a large walk-in pantry. Other features include a primary suite with dual bathrooms and walk-in closets, an approximately 2,000-bottle wine cellar and a sunroom connecting the residence with the surrounding gardens and terraces.
Beyond the main residence, the estate includes a guest house with its own kitchen and living spaces, while a separate pavilion beside the pool incorporates entertaining and media areas. The grounds add another layer to the property with a sport court, koi pond, rose garden, fire pit, terraces and an original barn.
The difference between the property’s 2022 description and its current form illustrates something particularly relevant to luxury homes throughout Cherry Hills and Cherry Hills Village: an existing residence can provide the foundation for an entirely new living experience.
Renovating an Existing Cherry Hills Village Home
Luxury remodeling is rarely limited to replacing cabinets, countertops or finishes.
At this scale, a renovation can involve rethinking how an entire home functions.
Floor plans may need to change. Kitchens can become larger gathering spaces. Primary suites can be redesigned around modern expectations. Existing rooms can take on entirely new purposes, while additions can introduce square footage that simply didn’t exist when the original home was built.
Even the Franklin Street property has continued to generate construction activity. Cherry Hills Village’s public permit reporting identifies residential work associated with the address, while the city maintains an active permitting system for residential construction throughout the community. Cherry Hills Village’s building department notes that permitting, plan review, inspections and related construction processes are administered through its building permit system.
That permitting component matters because substantial renovations require considerably more coordination than their finished appearance might suggest.
Behind a redesigned kitchen or expanded living space may be structural engineering, electrical changes, plumbing, HVAC modifications, architectural plans, interior selections, permitting, inspections and dozens of construction trades.
The larger the transformation becomes, the more important coordination becomes.
Preserve, Remodel, Add On or Build New?
That leads to one of the most important questions facing homeowners with established properties in Cherry Hills Village:
How much of the existing home should you keep?
There isn’t one answer.
Some homes have architecture, layouts and structural systems worth preserving. A whole-home remodel can retain that foundation while reorganizing the interior around the homeowner’s current lifestyle.
Other properties may benefit from a custom home addition that introduces additional bedrooms, entertaining areas, expanded kitchens, home offices, specialty spaces or an entirely new wing without abandoning the character of the existing residence.
And sometimes the homeowner’s vision simply exceeds what the existing structure can reasonably accommodate. In those situations, designing and constructing a custom home may provide greater freedom to determine everything from orientation and architectural style to room relationships, natural light and long-term functionality.
The important decision isn’t simply what can be built.
It’s determining what makes sense for the property and the people who will live there.
Designing a Home Around How You Actually Live
Properties like the Franklin Street estate also illustrate how expectations surrounding high-end residential design have evolved.
Square footage alone doesn’t define a custom home.
Specialized spaces can have just as much influence on the experience of the home: wine rooms, wellness spaces, oversized pantries, dedicated offices, guest suites, indoor-outdoor entertaining areas and highly personalized kitchens or primary suites.
These rooms require architecture and interior design to work together.
A kitchen layout affects plumbing, electrical service, ventilation, lighting and circulation. Moving walls may introduce structural considerations. Enlarging windows and doors can affect framing and exterior elevations. Specialty materials can influence budgets and construction schedules.
That interconnectedness is why Sustainable Design Build approaches custom home design as more than producing architectural drawings.
Design decisions ultimately become construction decisions.
Design-Build Construction for Cherry Hills Village
For homeowners considering a Cherry Hills Village home remodel, custom home or home addition, the earliest stages of a project can have an enormous influence on what happens during construction.
Sustainable Design Build brings architecture, interior design, pre-construction planning, project management and general contracting together within one coordinated Design-Build team.
Instead of developing a design independently and determining its construction implications later, SDB’s process brings design and construction considerations together from the beginning. Our Design-Build process allows architects, interior designers and construction professionals to evaluate how decisions affect the scope, cost, schedule and finished home before those decisions reach the field.
For substantial residential projects, that coordination is especially important.
Homeowners may be balancing architectural character against new functionality, deciding whether to remodel or expand, evaluating structural limitations and selecting finishes while simultaneously trying to understand what those decisions mean for the overall investment.
SDB believes informed homeowners make better decisions, and better decisions cost less.
Our role is to help clients understand those relationships so they can make informed choices about where their investment has the greatest impact.
Building and Remodeling Homes in Cherry Hills Village
Cherry Hills Village is defined in part by homes that are highly individual. Properties vary considerably in age, architecture, lot configuration and existing conditions, making a one-size-fits-all approach to residential construction especially difficult.
For some homeowners, the right project may preserve much of an existing residence while completely reimagining its interior. For others, an addition can provide the missing space that makes the property work for another generation. And for those beginning with a different vision entirely, a custom home provides the opportunity to design around how they want to live from the very beginning.
The transformation of 4660 S. Franklin Street is an especially visible example of a broader idea: an existing property doesn’t have to define the limits of what a home can become.
Sustainable Design Build provides Cherry Hills Village and the greater Denver metro area with full-service residential Design-Build services for whole-home remodeling, home additions and custom homes.
